WHAT IS THE DIAMOND HEAD CLUB?

The Diamond Head Club is a smart new view on penthouse ownership at The Ritz-Carlton Residence Waikiki Beach. This exclusive private residence club makes it possible for only 84 people to share ownership of six one-of-a-kind penthouse residences located on the 37th and 38th floors of the Diamond Head Tower at The Ritz-Carlton Residences.

With The Diamond Head Club, the dream of owning the best real estate in Waikiki is now within reach. Waikiki now joins a small collection of internationally-recognized cities and towns—New York, London, Aspen and Singapore, to name a few—that are home to private residence clubs that combine a prestigious location with a smarter way to own. The Diamond Head Club is a rare opportunity to be part of something special.

WHERE IS THE DIAMOND HEAD CLUB LOCATED?

The Diamond Head Club is located at the top of The Ritz-Carlton Residences Waikiki Beach. It includes six penthouse residences on the 37th and 38th floors with a private rooftop lanai on the 39th floor.

WHAT AMENITIES ARE EXCLUSIVE TO DIAMOND HEAD CLUB HOMEOWNERS?

Homeowners enjoy exclusive use of a luxurious rooftop lanai with plunge pool, Jacuzzis, BBQ grills and gardens, along with a dedicated bilingual club concierge team that will come to know your preferences so that every trip is exactly as you like it.

WHAT OTHER AMENITIES AND SERVICES DO I HAVE ACCESS TO AS A HOMEOWNER IN THE DIAMOND HEAD CLUB?

You’ll have access to all the resort amenities and services that are privileges of ownership at The Ritz-Carlton Residences, including but not limited to resort pools, fitness and movement studio, restaurants, in-residence dining, housekeeping services, valet parking and bell services.

DO I OWN REAL ESTATE AS A HOMEOWNER IN THE DIAMOND HEAD CLUB?

Yes. As a homeowner in The Diamond Head Club, you will own a fee simple interest in one of the six penthouses at The Ritz-Carlton Residences Waikiki Beach. Each ownership interest will be a deeded interest in real property, which may be separately held, conveyed, devised, mortgaged, encumbered and used. The ownership interest may be listed for sale on the local MLS system.

WHEN CAN I USE MY PENTHOUSE?

You will choose from one of two shared ownership programs that define when you can use your penthouse.

1. Flexible Ownership Program. This ownership program is designed for those who want the flexibility to visit more often and at different times of the year. Flexible Ownership includes a total of four weeks of ownership per year—two weeks of ownership in the winter season (October to April) and two weeks in the summer season (April to October). The ownership weeks do not need to be consecutive. The Flexible Ownership program is excluded from Fixed Ownership periods (see below).

Flexible program homeowners will have access to all penthouses in one of three penthouse collections:

  1. The Two-Bedroom & Den Penthouse Collection;
  2. The Three-Bedroom & Den Penthouse Collection;
  3. The Diamond Head Penthouse

2. Fixed Ownership Program. This ownership program is designed for those who like the certainty of knowing exactly when they will use their penthouse every year. It includes two weeks of ownership per year in a specific penthouse residence during one of three peak times in the year:

  1. Christmas/New Year’s (2 weeks in Dec./Jan.); or
  2. Golden Week (2 weeks in April/May); or
  3. Obon (2 weeks in August)
WHAT ARE THE ADVANTAGES OF SHARED REAL ESTATE OWNERSHIP?

Shared ownership provides a rare opportunity to own a very exclusive piece of real estate at a fraction of the cost of traditional whole ownership. Shared real estate replaces the often-onerous responsibility of owning a second home with a privileged form of ownership that distributes financial accountability and aligns with your vacation priorities.

WHAT ARE MY ANNUAL DUES AS A HOMEOWNER IN THE DIAMOND HEAD CLUB AND WHAT DO THEY COVER?

In The Diamond Head Club, annual dues include all expenses normally incurred as a homeowner. There is no other bill to pay. Annual dues include but are not necessarily limited to:

  • Condominium association maintenance fees
  • Property tax
  • Utilities including water, electricity, internet and cable
  • Property insurance
  • Daily and departure housekeeping
  • Program manager expenses to manage the club, including the reservation process
  • Full time bilingual dedicated club concierge
  • Access to all services and amenities of The Ritz-Carlton Residences
WHAT OTHER EXPENSES WILL I INCUR AS A HOMEOWNER IN THE DIAMOND HEAD CLUB?

All expenses of ownership listed above are included in your annual dues. When you stay, you will only be responsible for incidentals and Hawai‘i’s daily transient tax.

CAN HOMEOWNERS FROM OTHER RITZ-CARLTON RESORTS OR PRIVATE RESIDENCE CLUBS EXCHANGE WITH THE DIAMOND HEAD CLUB?

No. The Diamond Head Club is for the exclusive use of its 84 homeowners.

IF I CANNOT VISIT ONE YEAR, WHAT CAN I DO?

The Diamond Head Club will have an internal exchange calendar to provide maximum flexibility for homeowners who are unable to visit as planned.
